The Functional-vs-Cosmetic Fight

Hail can compromise a roof's waterproofing and lifespan without an obvious visible hole. Insurers sometimes label bruising and granule loss "cosmetic" and deny coverage on that basis, even where manufacturer guidance treats that same damage as a functional failure that shortens roof life.

The same dispute shows up on rooftop HVAC condensers, where dented fins reduce airflow and efficiency long before the unit visibly fails, and on siding, gutters, and skylights, where impact damage is easy to dismiss from the ground.

Roof Age and Depreciation Disputes

Insurers frequently apply steep depreciation to older roofing, arguing the hail simply accelerated wear that was already coming. Whether that's a fair reading depends on your specific policy language on replacement cost versus actual cash value, and on whether the damage is genuinely storm-caused rather than pre-existing wear — a distinction that requires a real inspection, not an assumption.

Documenting Hail Damage

Photograph the roof, exterior surfaces, and any rooftop equipment as soon as it's safe to access after the storm. Keep a record of the storm date and any local hail reports. An independent roofing or engineering inspection, not just the insurer's adjuster, carries real weight if the claim is disputed.
